Description of the architecture
It is a three-storey building (plus basement) with a height of 7.5 m., occupying a surface of 113 sqm. and a volume of 849 cm.
It is a multifamily villa with garden. The building has an irregular plan, partly plastered and partly tiled. The roof is tiled.
Outdoor ornamental elements
“It is a really peculiar building, especially on the side overlooking the lagoon, where the acute angle of the ground has led to the creation of a narrow façade, with a very articulated design. The planner has gathered ogival and round arched mullioned windows surmounted by a handrail with gothic spires in a small space. On the right rounded side two series of three-mullioned windows are surmounted by two simple windows, apparently not to overburden the whole façade, already enriched by leaded glass, smart handrails whose design is repeated on the railing, iron lilies (today inverted, present in other Perez’ house), terracotta archlets in diamond point, capitals and pateras. Frescoes with dancing puttos on the underside of the gutter, have disappeared”.

All the windows on the front side are round arched. The small windows on the ground clearly indicate the presence of a basement.
The semicircular avant-corps presents three-mullioned arched windows on the first floor (linked by balusters), the arch is made by tiles with a sunburst pattern. The three-mullioned arched window reappears on the second floor, together with capitals in the balusters. The arch is also ornamented by tiles with a sunburst pattern and crowned by a double listel fillet. The three-mullioned window overlooks a wrought iron handrail sustained by stone shelves. The third floor has two architraved windows ornamented by an overhanging lunette.
Another part of the building raises vertically sideway to the semicircular façade and presents two architraved windows with overhanging lunette on the first floor. On the second floor two windows have a triangular summit, whereas on the southeast top a turret stands out with ornaments in terracotta dentils.
The decoration is completed by pateras, engraved barbicans, iron lilies.
